Investors, Put Your Money Toward Quality Mold Work.

Today, I drew up a quote for an investor, which I don't usually do, but they said they had an interesting issue.
They had minimal water intrusion, meaning their moisture meters were reading below 8%, and they had low moisture in the air, below 32%. Their crawlspace was dry even with the 15 inches of rain in the past 60 days. However, the gutters were leaning, the facia boards were rotten.
Upon further inspection, the truss protection was leaning, allowing water to sit at the wall brace, causing mold to grow. The insulation was wet, but it was protecting the interior wall from too much moisture.
Now that I found the problem, they are going to try and have their handyman complete the work instead of a professional! This can cause the issue to get worse and the tenant to sue. I always inform the tenants of their rights and educate them on the types of training and certifications needed to fix the issue properly. Investors, take care of your houses and you will have happy tenants!
